BDG Sparkes Porter offers professional, timely advice across all aspects of commercial property rents, taking into account relevant case law, location, comparable properties and the terms of the lease.

Usually reviewed every five years on upward only basis, we work with landlords looking to maintain on-going capital growth and tenants looking for the most favourable terms.

BDG Sparkes Porter has comprehensive experience of working with leases covered by the Landlord & Tenant Act 1954 and those which are outside the terms of the Act. The processes can start as early as a year before its’ expiration date.

As with the rent review process we take into consideration a number of factors including the Landlords plans for the property, current market conditions and rental values of comparable properties. Negotiations include new lease terms, break clauses and rent free periods and are directed to achieve the desired result for all parties.
